MONTAUK RULES & POLICIES

Whether your intent is to relax, romance, connect with nature, or simply disconnect from the hustle and bustle… our goal is quite simple, really… that your experience is elevated and unlike any other camping you have had & that you have fun!     

OUR CANCELLATION POLICY

Reservations: Reservations are required.  All bookings are two-night minimum stays.  Three-night minimum stays are required for Memorial Day & Labor Day weekends. Full payment is required upon booking.  The maximum length of stay is 14 days in a 30-day period.

Cancellations: All reservations are subject to a 10% cancellation fee from the time of booking until 14 days prior to your arrival date. Once the cancellation window closes, your reservation becomes non-refundable & non-changeable.  This policy is applied consistently to all reservations.   

Refunds: Please note we cannot take responsibility for canceled reservations due to inclement weather (cold, rain, etc.) as it is part of nature. We reserve the right to cancel any and all reservations if it is found that projected weather could pose a threat to the safety of our guests. In such an event, we will make every attempt to contact guests with as much advance notice as possible, and we will issue a rain check to be used within 365 days of the scheduled arrival date.

All gift-certificate purchases are non-refundable. 

ACCOMMODATIONS 

Each waterproof canvas tent is 12’ x 14’ and installed on a wooden deck.  Each tent site has its own private bathroom & open-air outdoor shower.  

INSIDE THE TENT:

  • Queen bed with bedding

  • Nights can get chilly. We provide a blanket for you, but bringing extra blankets is always recommended. 

  • Two standard bath towels, hand towel, two washcloths, and an organic handmade bar of soap

  • Electrical outlet - powered by solar battery

  • Fan to circulate air

  • French press coffee maker

  • Assorted teas


YOUR PERSONAL TENT SITE WILL INCLUDE:

  • Private restroom

  • Private outdoor shower

  • Gas Fire Pit

  • Adirodack chairs

  • Gas BBQ & water kettle

  • Ice Chest

  • Picnic table & benches



Guests may request an additional tent to accommodate additional visitors up to 2 additional people per site. Bringing tents from offsite and setting up in unauthorized locations is not allowed.  Please reserve an additional tent site to appropriately accommodate the number of people in your group.  

CHECK-IN & CHECK-OUT

Check-In: Check-in is from 3 pm-6 pm. Late check-ins must be pre-arranged. Please email info@intentmontauk.com ahead of time to make arrangements. 

Check-Out: On the day of your departure, please be out of your tent by 11 am. There is no formal check-out procedure. We ask prior to departure all indoor & outdoor furniture is returned to their original locations.

CARS & QUIET HOURS

Vehicles: One vehicle parking space is permitted per site. Your designated parking will be close to your campsite. Additional vehicles can be parked at the entry of the property with a maximum of one additional car per reservation.  Please note: there are no electric car chargers on site. 

Motorized vehicles, such as ATVs, motorcycles (dirt), UTVs, etc., are not permitted to be operated anywhere on Montauk property. 

Quiet Hours: We ask that throughout your stay, you are mindful of the other guests.  For the enjoyment of all guests, quiet hours are 10 pm -8 am.

KIDS & PETS

Children: We ask that parents/guardians remain responsible at all times for their children’s own safety.  Children should not be left unattended. 

Pets: We welcome well-behaved & potty trained dogs to our site.  You will be charged $35 per pet per night. No more than two pets per reservation. Guests with dogs will sign a liability waiver upon check-in. Your dog(s) must be kept on a leash at all times and may not be left unattended at your site or in your tent.  We will not be held responsible for any damages incurred as a result of your pet’s actions. Therefore, guests are responsible for any costs associated with needed repairs or services incurred as a result of your pet’s actions.  All dog waste must be picked up by the pet owner.  Waste bags will be provided to use on-site.  

GUESTS Our property may be enjoyed by registered guests only. 

RESTROOMS & SHOWERS Each tent site has its own private bathroom & outdoor shower. 

Wi-Fi & Electricity

WiFi: Camping is about enjoying the outdoor surroundings, and we hope you embrace “disconnecting” during your stay. However, our property has cell service throughout.  

Electricity: Our tents are run on solar power.  Fans are provided. We ask that you turn the fan off when you are not in the tent so it doesn’t drain the solar battery.   For the other guest’s enjoyment & peaceful camping experience, we do not allow gas-powered generators on site. 

CAMPFIRES & BBQS Each tent site comes with a propane fire pit.  Upon your arrival, the propane tank will be full.  Should you run out of propane, an additional tank can be purchased during your stay.  

BBQ areas: Each tent site also has a propane grill. Our property staff will work to keep it maintained, clean, and ready for your use. However, we do ask that all campers clean the grill after use if need be. If you plan to use the grill, please bring grilling utensils. Grilling utensils are also available as part of a “Grill Box” that can be rented. We suggest that you reserve your Grill Box in advance of your visit to ensure availability.

KAYAK & PADDLEBOARD RENTALS We have a limited number of kayaks and paddleboards available to rent for your enjoyment at our private beach on the property for a daily rate of $50. We encourage you to reserve these along with your tent reservation to ensure availability. Our kayak or paddleboard rentals may not be taken off-site.  

MISCELLANEOUS

Garbage: Help us keep the property clean by depositing all of your garbage and recycling in the designated receptacles throughout the property. We strongly suggest throwing all food waste away in waste receptacles, so you do not attract animals to your tent site. Garbage bags will be provided in your tent. 

After-Hours Assistance/Security: In the event of an emergency or for after-hours assistance, upon check-in, you will be provided with the information to contact the campground host, who will be available to help.   If you encounter a medical emergency, please call 911.

Lost, Stolen, or Damaged Property: Montauk and/or InTent Camping Consulting is not responsible for accidents, injuries, or damage or loss of property of any kind. For maximum security, we ask guests to lock valuables in their cars. The management also reserves the right to refuse service to anyone. By making your reservation, you agree to these terms and conditions.

Smoking: Smoking is not allowed in tents. Due to fire danger, please be responsible when disposing of smoking products.
